The Amerige Heights development was formerly the Hughes
Electronics/Raytheon complex in Fullerton,
California. The property was acquired for approximately $60
million with an additional $100 million infused for the land
development.
The site was a large contiguous area occupying 300 acres and
consisted of over two
million square feet of industrial and corporate office
buildings. Todd Kurtin and Tom Grabiel lead
the effort in securing a rezoning of
the site from industrial/commercial to: 500,000 square feet of
retail; 475,000
square feet of industrial/office; 1,450 residential dwelling
unites; public and private schools;
and parks. The re-entitlement consisted of a General Plan
Amendment, Specific Plan, Environmental
Impact Report, and Design Guidelines to accommodate the site's
revitalization. The re-entitlement was secured in fourteen
months.
Once the entitlements were obtained, Tom Grabiel managed the
site development which
included: demolition of over two million square feet of
office/industrial buldings; grading the
site with the movement of approximately six million cubic yards
of dirt; installation of the
infrastructure systems including utilities and street systems; a
soil ground water remediation
program under the jurisdiction of the State Department of Toxic
Substance Control; completion of
parks and common areas; and delivery of finished pads to
merchant builders and retail/industrial users.
